Steps in the Custom Home Building Process

To build an effective client-builder relationship and facilitate the communication that is critical for the project’s success, we have developed a special home building process, specifically for custom homes. It is based upon our experiences with many different clients over the years. Following are the steps in this innovative, client-centered process that encourage your full participation every step of the way.

Pre-Construction Agreement

We begin by selecting a site, creating a set of plans for the home and defining the budget. All these activities must be viewed as a whole--not as separate parts. The site you select and the home design you select must be compatible and reflect your living requirements. Of course, our efforts will be useless if the home and the site are beyond your financial means.
To complete this step and tailor our work to meet your expectations, we will meet with you personally and conduct several in-depth interviews. This will give you the opportunity to communicate your personal vision of the home and your budget. Once we have come to terms on these issues, we will ask you to sign a pre-construction agreement.

Development of Construction Plans and Financial Considerations

Our next step is to create a complete set of construction plans. We have created a design questionnaire and will assist you in filling it out. We will also ask you to provide magazine photos of design concepts as well as any other design information you may have. To help you conceptualize your design, we will show you homes we have built in the past. As the design progresses, we will schedule team meetings between you, our architect, and our president, Preston Jewett, to review the design. Soliciting the expertise of our president and a home designer will provide the specific direction you need to translate your vision for the home into living reality. After the final conceptual design is approved by you, we move on to construction documents.

Cost—Consciousness

PKJ Custom Homes hears that our clients want great value. Building a custom home requires a significant financial commitment. We work with you very carefully throughout the process to make sure the home stays within your budget. During the selection of the lot and the creation of plans for the home, you will find us at your side offering suggestions for controlling costs. As we jointly develop a complete list of specifications for the house, we will recommend the most appropriate products and materials. Finally, when your home goes out for bid, you can rely on our knowledge of construction and our negotiating expertise to keep costs in line with customary charges for materials and labor.

Timely Completion

PKJ Custom Homes hears that our clients want their home done on time. We understand that timely completion is critical; delays can be costly and detrimental. We know your financing arrangements depend upon our deadline sensitivity, as well as your need to vacate your current rental unit or finalize the closing date on your own home and schedule movers. To make sure the home is finished on time, we develop a highly detailed critical path schedule. You can make your moving arrangements without worry; the home will be ready when you need it.

A One-Year Limited Warranty for Every New Home

PKJ Custom Homes hears that our clients want us to stand behind their home. So, our service does not end once the home is completed. It continues for the first year, thanks to our one-year limited warranty. Even though we do everything in our power to give you the perfect home, we realize that unanticipated problems sometimes arise. When that happens, we are on hand and at your door to fix them. We never compromise our commitment to serve you--even after the work is completed.
